A pole barn garage can work inside Erie city limits, but it has to be modest. The city's zoning ordinance limits detached accessory buildings in residential districts to 720 square feet and 15 feet in height. They have to sit in the side or rear yard, at least 6 feet from the house or an alley and 3 feet from side and rear property lines. That fits a two-car garage or a compact workshop, not a tall RV bay.

Homeowners who need more room often look to the townships. Millcreek, the large township next to the city, allows accessory structures up to 20 feet tall in its residential districts, and Fairview and Harborcreek have their own ordinances worth checking. Wherever you live, we design for Erie's snow and frost, handle the zoning and building permit paperwork, and follow Pennsylvania's home improvement contract rules, because a garage at your home is covered by that law.

What to know before building in Erie

City lots: 720 square feet and 15 feet

Inside Erie, those limits cap most designs at about 24x30 feet with a modest roof pitch. The 15-foot height limit leaves little room for a tall overhead door plus a pitched roof, so camper storage usually does not fit. A detached building closer than 6 feet to the house is treated as attached and must meet the house's setbacks.

Township rules differ

Millcreek requires a permit for accessory structures larger than 100 square feet, caps their height at 20 feet in residential and mixed-use districts, and treats one within 10 feet of the house as attached. Fairview requires a zoning permit for any roofed structure and routes building permits through BIU. We check the ordinance that applies to your parcel.

Plan for snow coming off the roof

With roughly 100 inches of snow in an average Erie winter, a steel garage roof will shed heavy slides. Where we can, we put overhead doors on the gable end so snow does not land in front of them, and keep walkways out from under the eaves. When the layout forces doors under an eave, a wider overhang or snow guards help.

Contract protections you are owed

Pennsylvania's home improvement law requires a written contract signed by you and the contractor, and gives you three business days to cancel. On jobs over $5,000 it generally limits the deposit to one-third of the price plus the cost of special-order materials. Read those terms in any garage contract you sign, including ours.

Residential Garages & Workshops FAQs for Erie

How big a pole barn garage can I build in the City of Erie?

In residential districts, the city's zoning ordinance caps detached accessory buildings at 720 square feet and 15 feet tall, set in the side or rear yard with 6 feet from the house or an alley and 3 feet from side and rear lines. Other districts follow their own setback, height and coverage rules. The Zoning Office can confirm your district before we design.

Does a contractor have to be registered to build my garage in Pennsylvania?

In most cases, yes. Pennsylvania's Home Improvement Consumer Protection Act lists garages and sheds as home improvements on jobs over $500, and contractors doing at least $5,000 a year of that work must register with the Attorney General. The law has no exception for contractors based in another state. Look up any contractor at hicsearch.attorneygeneral.gov or 1-888-520-6680, and expect the registration number on their contract.

Isn't a garage under 1,000 square feet exempt from permits?

Pennsylvania's UCC regulations exclude detached private garages under 1,000 square feet that serve a single-family home, but the same rule lets municipalities require more by ordinance, and zoning applies regardless. The City of Erie lists garages and pole buildings as permitted projects that need plans and zoning approval, and Millcreek requires permits for accessory structures over 100 square feet. Plan on a permit.
