Youngstown and the Mahoning Valley are about 43 miles east of our Tallmadge shop via I-76. Work here ranges from equipment storage and contractor shops to farm buildings in the townships around the city and garages on residential lots.

Permits work a little differently here. The City of Youngstown and the surrounding townships, such as Boardman and Austintown, each handle their own zoning, but building permits for the city and unincorporated areas come from Mahoning County Building Inspection in Austintown. We get zoning approval first, then submit the building plans to the county.

Tell us where your property is and how you plan to use the building, and we'll work out the requirements before we draw it up.

Youngstown weather and your building

The National Weather Service counts Youngstown as part of Northeast Ohio's secondary snowbelt, and the numbers back that up. The 1991-2020 normal at Youngstown-Warren Regional Airport is 67.8 inches of snow a season, about 20 inches more than Akron-Canton, with January alone averaging 19.6 inches. The 2010-11 winter set a seasonal record of 118.7 inches. Mahoning County's published building regulations list a 25 psf ground snow load and a 38-inch frost line for residential design; confirm the values in effect when you apply. For a pole barn here, that means trusses rated for real snow, posts set below frost, and door placement that keeps snow sliding off the roof away from where you drive in.

Permits and zoning in Youngstown

Mahoning County splits the job between local zoning and a county building department. Inside city limits, the City of Youngstown Zoning Department at City Hall (26 S. Phelps St.) issues zoning permits and checks setbacks, design and materials. Boardman and Austintown are townships with their own zoning offices. Building permits for all three, including the City of Youngstown, come from Mahoning County Building Inspection at 50 Westchester Drive in Austintown, which applies the Residential Code of Ohio to homes and their accessory buildings and the Ohio Building Code to commercial work. The county requires your local zoning permit and a site plan before it will issue a building permit.

About Youngstown, OH

Youngstown is the county seat of Mahoning County, a city of about 60,000 on the Mahoning River a few miles west of the Pennsylvania line. It is named for John Young, a surveyor who bought the township in 1797. On September 19, 1977, remembered locally as Black Monday, Youngstown Sheet and Tube closed its Campbell Works and put about 5,000 people out of work. Mill Creek Park was established in 1891 as Ohio's first park district, and Youngstown State University traces its origins to 1908.
