A commercial or industrial pole building in Cuyahoga Falls has to meet the city's façade standards for the C-1, E-1 and M-1 districts. Commercial and office buildings need front walls of brick, stone, cast stone, fiber cement siding or stucco. Industrial buildings may use metal for the body of the wall, but the front and sides need a base of brick, stone, cast stone or decorative split-faced block at least 30 percent of the combined base and body height, and pitched roofs must be at least 4:12.

Post-frame construction can meet those rules. A masonry or block base on the posts, steel panels above and a properly pitched truss give an industrial building the required base, body and crown. New nonresidential buildings between 1,500 and 20,000 square feet go through a minor site plan decided by the Planning Director, and Summit County Building Standards then checks the construction set against the Ohio Building Code.

What to know before building in Cuyahoga Falls

Where contractor offices fit

A contractor or service provider office is a limited use in the C-1 and E-1 districts. Any equipment or material storage needs heavy screening, outdoor storage surfaces must meet the parking standards, chemicals must be stored indoors, and shredding, processing or wholesale distribution of materials is allowed only in M-1. Those conditions shape the yard as much as the building.

Larger projects, larger review

A minor site plan is decided by the Planning Director, who must issue a written decision within 30 days of filing. Buildings over 20,000 square feet, or projects that need other approvals, move to a major site plan with a narrative, landscape plan and elevations, reviewed for consistency with the General Plan and the character of the planning area.

Lot size and height by district

C-1 lots start at 15,000 square feet, with a 50-foot or three-story height limit and 20-foot side and rear setbacks, or 30 feet next to a residential district. M-1 requires two acres and allows 65 feet. E-1 heights range from 45 to 65 feet depending on the planning area, so the same building can fit one site and not another.

Commercial Buildings FAQs for Cuyahoga Falls

Can a metal-sided building be approved in Cuyahoga Falls?

For industrial buildings, yes, within limits: metal is listed for the body of the wall and for the crown, but the base on the front and sides must be masonry or split-faced block. Commercial and office buildings are stricter, with front and street-facing walls of brick, stone, fiber cement or stucco. The Planning Director must approve any deviation from the industrial base requirement.

Who reviews a commercial building in Cuyahoga Falls?

Zoning and site plan review happen at the city's Planning Division, while the county building standards office checks the construction documents and inspects the work under the Ohio Building Code. The county reports an average commercial plan review time of about 10 days. Projects that need a conditional zoning certificate or a variance add another review step before construction.

Can I store materials outdoors at a commercial site?

Outdoor bulk storage is a conditional use in the E-1 and M-1 districts and is not listed in C-1. Contractor offices must give equipment and material storage heavy screening, and service areas visible from adjoining property must be screened under the landscape chapter. A building large enough to keep materials inside avoids most of those requirements.
